Things you might not know you should be doing to take care of your home...

Air filters
After the first 6 months of living in your home, we recommend changing your air filters every 3 months. Tip: set them to auto-refill every 90 days on Amazon!

Water Cut-Off
Your water cut-off is typically located in a closet. It may be your primary closet or your hallway closet. It is important to know the location of this cut-off, should you have an emergency plumbing issue.

Jacuzzi Tubs
It is recommended that you circulate your jets every month with a cleaning solution to keep the lines clear.

Hardwood
If you have hardwood floors you must sweep and vacuum regularly. Failure to do so could lead to a build-up in grit which could potentially damage the wood. When vacuuming, make sure the head is a brush or felt type. It is also a good idea to make sure the wheels of the vacuum are clean so they do not damage the finish. If a spill occurs (or a pet accident), be sure to clean promptly or this could lead to water damage. We recommend the use of Bona cleaners on your floors.

Light Bulbs
Light bulbs can go out at any time. Before you contact the electrician for a fixture concern, please change the bulb to make sure this is not the issue. Light bulbs are not covered under the Regency one year limited warranty.

Fireplace
If you smell something weird, don’t fret! Run your fireplace for about 30 minutes to burn off any dust or paint residue. Open your windows for ventilation. If any issues arise, please contact the fireplace company on your emergency contact sticker.

Door Adjustment
Door adjustments are covered under the Regency one year limited warranty. You may notice your doors becoming more difficult to open during a change of seasons. If you are within your warranty period, please contact the warranty department about this. If your warranty has expired, we recommend finding a trim carpenter to adjust.

Cosmetics & Caulking
With every new home, you may experience some settlement-related drywall cracks, drywall seams, cracks in the trim/crown molding, and nail pops. This is completely normal and can be easily remedied by using simple tools such as drywall putty and caulk. These items can be found at Home Depot or Lowe’s. Please reference the previously provided link to Sherwin William’s YouTube page on how to touch up these areas.

Smoke & Carbon Monoxide Detector Batteries
We recommend changing the batteries in these detectors every 6 months. Testing these detectors is recommended as well.

Gutters
Please make sure all gutters are free of debris to prevent any clogging or damage to your gutters or downspouts. We recommend cleaning once in the Spring and once in the Fall. However, depending on how many trees you have around your home, you may need to clean these areas more frequently.

Tile
Vacuum and sweep regularly to ensure no debris is left on the floor that may damage the tile. Damp mop with ½ cup white vinegar to 1 gallon hot water. Repeat mopping with clean hot water only, no vinegar, to remove any existing residue. Mopping should be performed every week. It is the responsibility of the homeowner to re-caulk any areas within their showers or tubs.
